Financing rental properties the right way is a video about the two most commonly used ways to finance rental properties for real estate investors. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest. I sent out an email and asked you guys to send me all of your questions about real estate, so I've got all kinds of things here that I'm going to try to cover over the next few weeks one by one, and hopefully I'll be able to get to your question as well, or at least a question that was very similar to yours. We tried to filter out some of the ones that were similar to try to get them all into the same batch. "I love your program and it's gone really well so far. I do have one question, though. A lot of the for rent homes in Las Vegas use property managers. Is it smart for me to contact them about the rent to buy program, and if so, what's the best way to go about it?" -- Devette Webelle Joe: Absolutely -- property managers can be a great source of leads. People would think, 'A property manager makes money by filling properties,' and that's true -- they do usually charge the landlord a fee to fill a property, but most property managers that I know don't enjoy that process very much and they have a lot of pressure from their investor to get those properties filled as quickly as possible. Joe: We can fill those properties. Even with a lease option, it makes sense because the property manager gets the property filled; they get it taken care of. Joe: You get business from them over and over again. As those properties go vacant, you can fill them again. If they have other properties, and let's say they have up to 500 properties, you can keep filling those properties for them and put lease option tenants in them. Joe: We know that less than 30% of lease option buyers will actually exercise the option, which is usually okay for the lease option buyer (and we talk about why in other videos) but it's also good for the landlord because it puts somebody in that property who's going to take care of it more than if they were just a renter. Joe: You know the old saying: "You never wash a rental car." You're going to take care of the things that you own, but you're not going to take care of things that aren't as much. Joe: So I say it does make sense to do it. Property managers will work with you if they believe that you're competent and you can do the task that they would prefer not to do. They would prefer to make money by just letting that property collect the 10% that they get every month. You can make that possible for them by filling that property and getting paid the lease option fee as you fill those properties. Joe: It doesn't matter whether you're in Las Vegas or in New York or Indiana or Kentucky -- it doesn't matter where you're at -- property managers are in the same situation and it makes sense to follow up with them. Joe: Now, as far as dealing with realtors, I would suggest that, as a beginner, you don't deal with realtors. They've got a different agenda. They're trying to accomplish something different, and if you don't explain yourself properly, they may at some point accuse you of practicing real estate without a license (which is against the law). You want to make sure that you can explain to them the way you do it and the way you're working as a principle. It is legal for a principle in a transaction to sell their own property -- that's why you have for sale by owners in every state of the union, and its legal for you to do it as long as you become a principle. Joe: That's what the "For Rent Method" is doing -- it's making you a principle in the transaction and making it legal for you to sell that property. VIDEO TRANSCRIPT: Option one is default - most people buy a property into their own name. Very simple, it's in your name. The problem is if you run in to trouble you could lose your home. If you pass away, property is caught up in your frozen estate. Your spouse, your dependents, other persons, children, don't have access to this asset until such time as your estate is wound up. That could take anything from about eight, nine months to one, two, three, four, five years. You're going to be creating serious hardship for whoever's going to be needing to access that property or the rentals, or whatever the case is. It's a pretty expensive exercise to die, so try and avoid it at all costs, but your death will cost you capital gains tax. The maximum rate at this point is 13.6%. It's a fairly huge chunk that's going to be coming out of any growth of the property, so one must bear that in mind if the property's in your name, on your demise. On top of that, your estate - not you - will be subjected to executors fees also at a maximum legislated rate of 3.5% plus VAT, just under 4%. Again, a massive chunk. And the kicker here is for you to consider that this is a charge on the gross value, not on the net value. Suddenly, that's a massive cost on a small percentage. This seems pretty harmless. Other options are closed corporation, or Pty Limited. A lot of people do consider this as an option because it is a known type of entity. SARS pretty much has settled the taxation around this, so there's some level of comfort. The problem with this is a closed corporation or company is not the ideal residential property owning entity because you will eventually pay too much tax as well compared to a Trust. Pty CC, your tax rate is 28% to get the cash out of the company, or the CC you'll be paying a further dividends tax, bringing you effectively to a tax rate of 38.8%. Also, a default position is you can have a Trust owning a company that, in turn, owns your property. You are creating extra costs which you can possibly avoid by having a more simplified structure. Not a great structure - a CC or Pty - if you are ever selling a property because you're going to end up with a huge capital gains tax problem in the company of the CC at an effective rate of 18.6%. To get your hands on the profits after tax, costs you a further dividends tax of 15%, bringing your total tax bill to just under 31%, so that's ouch. In your personal name, the tax is a little bit better, but you have exposure to creditors, you have got issues on death, you have no continuity. CC Pty is solving some of the problems, but not ideal from a tax perspective. Then, we come to the mythical Trust. Default position though is it's an old entity, it's been around forever, in this country almost 200 years. A Trust very simply is like a vault. You're going to acquire your property into this entity. The tax is brilliant in this structure because you can move the income out of a Trust. Even though it is an entity with the highest tax rate at 41% after the new budget a couple of weeks ago, the Trustees have got the election to push any rental income down to beneficiaries, who then pay at their own marginal rates. Also, capital gains tax wise, if you distribute your gain to a beneficiary, it's going to be quite tax effective.

Box) - Payment Method - cashiers check, money order or Auto Draft - NO personal checks (avoids returned checks - Late Fees** - Exact date and time payment is due, review penalties and amounts - Pet Clause - Usually pets are not allowed unless approved by landlord, addendum needed - Non-Refundable Pet Security Deposit - $300-500 - mention carpet cleaning or replacement costs - Property Security deposit - Briefly discuss what it is for, 1st months rent, PLUS 1st months rent ***Reviewing Contracts Tip - You don't need to go through every single bullet. You are simply highlighting the major points, with the verbal follow-up "be sure to review these sections, on your own time.." - Utilities - For residential tenant usually pays utilities, must be on - regardless if they can afford it. - Occupancy** - Emphasize who is ALLOWED and NOT allowed on the premises, prohibitions - running a business out of the house, car repair (oil), etc... - Access By Landlord - brief explanation - Move-In Conditions - hand tenant walk-through - "Inventory and Condition Form" - identifies any damages to the property prior to move-in - Move-Out Conditions - Normal Wear and Tear - Property Maintenance - Highlight most important (show contract example) - Yard Maintenance** - city fine scare tactic - Prohibitions - alterations to the home are prohibited without approval - Repairs - All and any must be approved by landlord - Repair costs - tenant covers first $50-100 - Service fees are usually $80 just to come out. - Repairs Landlord will cover** - Repairs Tenant will cover** - Special Provisions - Include your verbal agreements for special circumstances - Early Termination - Military Immunity, Subletting not permitted without approval - Addendums - Create an Addendum Index for special rules and regulations, attach to the contract - Information - E. Emergency Contact - F. Tenant Insurance - For possessions - landlord not responsible - Signatures - Contract Copies * I usually sign and initial the contracts alongside the tenant * BUT, I have all the essentials already filled out to speed things along. * Remember, have the tenant initial each page as you go over it. * Review the contract before meeting your tenant, so you are familiar with all the clauses and are prepared to answer questions. Filling out lease agreements may seem daunting at first, because of all the pages and legal terminology, but if you really read through it, its not that hard at all. Its important that you review it multiple times, and become familiar with all the lease agreement clauses, so you sound like a professional when speaking with your tenants. This is important, because there are people out there who are "professional tenants", they know the law better than most landlords, and can play you for a fool. The reality is that creating the type of rental property to the point where it’s passive income takes a LOT of work. But the work is, at times, still ongoing. Eventually you’ll have a vacancy. Eventually you’ll need to fix things up again. Nothing will last forever. Sure, you can get a property manager who’ll handle much of this for you - but you will need to do SOME work yourself, even if it’s as small as choosing between finishes or approving bids on work. It won’t be an insane amount of work, but it will be something. So yes, real estate CAN be fairly passive…but it’s not passive if you don’t put in the work UPFRONT. Second Expectation: In order to invest in real estate, you need to do the repairs yourself or be a good handyman. The reality is that I can’t do anything besides change a lightbulb. While I do know some landlords who do the work themselves to save the money, this is absolutely not a requirement - and depending on how much your time is worth, it’s often cheaper just to pay someone else to do it the right way. It’s also worth noting that since all these repairs are a write off, you can write off the costs against your income…but, if you do the work YOURSELF, you cannot deduct the cost of YOUR OWN LABOR. Third Expectation: It takes a lot of money to start. The reality is that it often takes 10%-25% down to begin investing in real estate. This COULD be a lot depending on your definition of “ a lot,” and also on your area. Buying a property in Los Angeles would be significantly more expensive than in Kentucky, for instance. Where one person might be able to buy a property for $20,000 down, someone else might need $200,000. Fourth Expectation is that it’s often like the TV shows. The Reality is that it’s NOTHING like what they portray on TV. Oftentimes those TV shows will be loosely scripted around creating drama and creating a show that’s actually interesting enough to watch all the way through. Every episode needs a goal, a problem that arises, a solution to that problem, and then a resolution at the end. The real life problems that come up just aren’t that exciting or interesting. It’s often boring and mundane. The fifth expectation is that you’ll make a lot of money investing in real estate. The reality is that oftentimes one property won’t make you rich. Most mom and pop landlords won’t make a lot early on, but as they scale up, they can earn a significant amount of money from a lot of smaller sources. This is how many landlords start making money, enough to quit their jobs and invest in real estate full time. It’s growing your portfolio over one or two DECADES and accumulating those properties that might make you only $900 a month….but buy one of those every 18 months, and in 15 years you’re making $9000 per MONTH. That’s how most landlords make their money, and make a LOT of it. But the beginning will be slow and frustrating until you begin adding more and more to your portfolio. Right so this is a NMD, NMLI, Lease Option, R2R, R2SA EXTRAVAGANZA! Direct to vendor, forget that I'm direct 2 LAND. No vendor or agent in sight, just saw this and pulled up to it with my proof of funds. You know sometimes you see something and you just have to stop the car, get the camera out and show the world. I visited a beautiful part of Spain called La Garrotxa, in Catlunya. It's a volcanic region, has incredible sights, forests and a unique cuisine. I can't recommend it enough as a break from the hustle and bustle of modern life. Lots of free goats cheese and Chorizo too... who's complaining? I'm not. I’d used to do these every other week, typically schedule it in the late evening or early morning, and they’d pay anywhere from $50-$500 for 1-3 hours of your time. To do this, I went to FocusPointeGlobal .com, and then I’d fill out any applications they would email to me. I probably got selected for 1 out of every 5, and they were honestly pretty fun to do. Second Side Hustle: Credit Card Churning Many credit cards will offer what’s called a sign up bonus. This means when you go and apply for the card, then meet the minimum spending on that card in the first few months, they’ll give you a certain number of points. Those points are them redeemable for free travel, free hotels, or cash back. So all I do is sign up for the card, meet the minimum spending requirement for money I was going to be spending ANYWAY, then just enjoy the free travel. The trick to doing this successfully is to ALWAYS pay off your credit card balance in full, NEVER charge money to the card that you wouldn’t have otherwise spent, and NEVER spend money you don’t already have in your bank account. Basically, treat the credit card as though it were cash - except by doing this, you’ll get all free stuff instead of getting nothing. How to do this: https://youtu.be/IU6SbKEbyRo Third Side Hustle: Bank Account Churning This is EXACTLY like credit card churning, except with bank account churning, they’ll offer you a sign-up bonus for opening a new checking or savings account. The good thing about this option is that these offers usually come up every few weeks, so as long as you have some savings you don’t mind moving around from bank to bank, you can easily make some extra money literally working from your bed, in the time it takes you to watch a full ad on youtube. Now because this takes a little more work to sign up for and keep track of, I don’t recommend going for ALL of them at once… but doing one every other month or so with the spare cash you have lying around could be a great way to make some extra side money with about 15-20 minutes worth of work! Fourth Side Hustle: Affiliate Marketing And the easiest way to do this is through the amazon affiliate program, which anyone can sign up for and use. You can make videos here on youtube reviewing your favorite products, or things that you use on a daily basis, and then make a small commission each time someone buys through your link. In addition to that, there are so many other products out there that pay affiliate commissions. Ronbinhood, the stock trading app, is one of them - you can make up to $500 for any referrals who use your link. Or WeBull pays up to $1000 for anyone you get to sign up. There are HUNDREDS of different options out there. But I am absolutely adamant that YouTube is such a great way to reach an audience, completely free, entirely organically, who you can share your thoughts with and get paid. And this is something you can do any time of the day, as much as you want, or as little as you want, you are your own boss. Learn how to do this: https://bit.ly/2STxofv Fifth: Teaching / Tutoring / Consulting To do this, you need to have some type of skill that you can articulate and teach to someone else…then, one of the BEST ways to start doing this is through your own network - ask through friends and family if they know anyone who might need your services. You can also post ads through Craigslist, or post on college bulletin boards. The good news is that word of mouth works REALLY quickly once you get a small group of students who are happy - you bet they’ll tell their friends, and their friends will tell their friends, and it will grow over time. This could be a really great way to make an extra $20-$50 per hour around your own schedule. Sixth: Airbnb This is a little more time intensive, BUT the payout can be much, much greater. I know several people who rent out their spare bedrooms around Los Angeles and many of them can make an extra $100 PER DAY with very minimal work. And once this gets up and running and you get a backlog of positive reviews, it could be a GREAT side hustle to make some relatively passive income around your schedule. Would you suggest increasing the EMI to Rs.40000 or do part pre-payment of Rs.10000 towards the outstanding principal every month? Answer: Assuming that the loan is for 10-15 years, I would suggest you to invest Rs.5000 elsewhere. Having the capacity to pay Rs. 35000, do a SIP in an equity fund. You always have an option to stop the SIP after 6-7 month if you want to. If the equity fund is doing well, after 6-7 years, you can remove the money and then repay your loan. I would advise that if you have got a little bit of surplus use it to create another asset rather than increasing the EMI.
