How to finance building new home- Getting money to build? The financing part is broke into two sections. There is the construction loan, and a long term loan. There are two separate rules, the mortgage company’s only loan on completed homes. They will not loan on half completed or three quarters or just a piece of ground. You have to have a completed home to get a mortgage. There are steps to get to this point, you need to have an interim an in between financing for construction. Construction acts just like a big credit card. The first draw is you have to pay the lot. You have to buy a lot. The second piece might be the foundation; the third might be the lumber package etc. A construction loan has higher qualifications. Because it is riskier, a construction loan says I am going to lend you so much money but there is nothing there. So they have to be very particular as the process goes through. This is how we get the home to a complete state so you can then do a mortgage.

Anytime you calculate cashflow, you have what’s called the “gross rent.” This is the TOTAL amount of rent you receive. So if you rent out your house for $2000 per month, that $2000 is the “gross rent” - it’s before all of your expenses. And unfortunately, anytime you own real estate, you have recurring expenses - for instance, you have property taxes. Insurance. Repairs. And at some points there will inevitably be vacancy when the house isn’t being rented, but it’s still costing you money to own. These are inevitable. So the first step when calculating your net cashflow is to DEDUCT all of those expenses from your total rent. So even though you might get paid $2000 per month, after all of those expenses eating into your money, you might now only be left with $1200. Any time you see real estate returns calculated, it’s usually like this - and this is often referred to at the “net operating income.” Total rent, minus all expenses = net income. So you’ll need to understand what property tax rates are in your area, how much insurance roughly costs, how much you can realistically get for rent, and how quick you can generally rent out a unit. One thing not generally included in those calculations is the mortgage payment. This is because mortgages numbers can vary wildly from person to person depending on how much money you put down, how long of a loan you get, and at what interest rate. But, in almost every situation, your mortgage will be an additional expense in addition to the total rent you receive. The second way to make money in real estate is by equity. This means that the value of the property increases because of something you’re doing to it - and there are two ways to make money this way: 1. The first and the most common is by paying down your loan. In most situations, your loan is broken up in two categories: principle and interest. Any time you pay down the loan every month, part of it pays interest on the total balance of the loan, and the other part pays down the balance - that second part is equity in the property. 2. The second way to make money with equity is by actively increasing the value of the home. Often this means remodeling the home or adding square footage. And your equity is the difference between the amount you spent, and the new value of the home after renovations. Doing this is also generally pretty predictable. You can see other properties and what they’re selling for, and as long as you make yours similar to that, all things considered, you should get about the same price - and that’s profit. The third way to make money in real estate is through appreciation - this means that over time, the value of the property goes up in value. This one is highly location dependent - some areas will go up as fast as inflation, just given the cost of materials to build a house get more expensive over time. This is fine, because it means your money doesn’t really lose any value - it’s simply a preservation of wealth. But other areas will go up substantially more depending on the demand for the area, and how much space is available to build. Using a combination of these three can often give you a much, much more accurate idea of your total rate of return much beyond cashflow - and this is how you calculate your returns and evaluate a good deal while owning rental property! And even better, if you don’t, I’ll show you a way you can get your future customers to finance its development... When you build innovation there’s a few things you need to understand... one of the first is you can’t sell it to big, old, slow moving companies. Step 1: Assess your risk Assess your risk. Borrowing against your home equity depletes your investment, and reduces the cash you can take out in an emergency. Step 2: Learn the tax rules Familiarize yourself with the tax rules governing home equity borrowing. To deduct interest you have to itemize, which cannot be done if you have too few deductions. Step 3: Consider your borrowing options Consider your borrowing options. A home equity loan is secured by house to the extent the fair market value exceeds the debt incurred when you purchased it. A home equity line of credit is a form of revolving credit in which your equity in your home serves as collateral. Tip Consider applying for a reverse mortgage loan if you are at least 62 years of age and occupy the home as a principal residence. A reverse mortgage is a loan against your home that you do not have to pay back as long as you live there. Step 4: Decide on a loan type Decide whether a loan or line of credit will best meet your needs. In general, a loan is best for short-term borrowing or when you need the money in an emergency. A line of credit is best if you want to lock in a low interest rate. Step 5: Apply Apply for the loan or line of credit. Be careful about signing up for application or appraisal fees. If you have good credit, you should not have to pay these fees to borrow against your home. With the appropriate steps, you'll secure some cash -- and maybe even use it to increase your home's value. Did You Know? Some experts estimate that less than a third of home equity borrowing is used for investments, with the rest being used for debt consolidation, vacations, or purchases that depreciate quickly.

In this episode, I'll be showing you my windows and talk a bit on how I made them. In general they are made from free recycled windows and inexpensive everyday materials that most anyone can access. While they where very time consuming and did offer up a challenge, I feel that many people could make there own in the way that I did. All in all, the windows where fun to make, while they where the single longest step so far during this build. The window sashes came from old houses, the stained glass windows I made from scrap pieces of colored and clear glass and the frames for all the windows where made from 2X4's. In the video I say I've got about $50 at most, but it could be around $75 ish or maybe a little more......but maybe not. I forgot to mention the glazing compound and paint, but still, all the windows in the house where less expensive that one new window purchased at a store. The 5 minute jobs pay about $3/job and that 10-15 minute jobs pay about $10-15/job. #3 Side job to make money: become a virtual assistant/freelancer Being a virtual assistant/freelancer is when you complete jobs remotely from home. You are usually not an official employee and instead are a contractor so you get to work on your own terms/hours. Here are some tips for getting hired: * Fill out your profile as much as you can. * If it’s relevant, include a portfolio. * Get reviews ASAP. A good idea is to get friends/family to hire you and leave reviews. Here are some tips for making even more money with Airbnb: * You don’t need a spare bedroom/bed. People are happy to sleep on couches! * Get reviews ASAP. Getting friends/family to stay over and leave reviews is a great idea to shortcut this process. * Clean your house and provide extra amenities (like soap/shampoo/toothpaste) to ensure you get good reviews and not bad reviews. #6 Side job to make money: become an Uber/Lyft driver Here are some tips for making even more money as an Uber driver or a Lyft driver. * Drive during surge pricing hours. These are 8pm-2am Friday to Sunday. * Lyft lets you rent a car from them. If you drive 65+ trips in a week, your car is free! * You can drive with both Uber and Lyft active at the same time to maximize jobs you get. #7 Side job to make money: become a Tasker on TaskRabbit TaskRabbit is an app that lets people post odd jobs around their house/office they need someone to come and help them perform (like cleaning and assembling IKEA furniture). Some jobs people have received include: * $80/Hour for 20 hours to assemble office furniture. * $40 to lift groceries up stairs. #8 Side job to make money: becoming a paid blogger Finally, Make a Living Writing has a huge list of sites that will pay between $50-250 for articles/blog posts. Finances are won on offence. When you don’t have money, you need to get other people’s money. Who’s got your money? Don’t buy deals you wouldn’t look at if you had a bunch of money. The fact is, we all get stuck finding money no matter how rich you are, so the thing to keep in mind is the deal is what matters, not how much money you have. Most people do deals based on how much money they have. There is no such thing as no money down because you will have to exchange something with them—sooner or later the money will have to come from somewhere. Where can you go to raise money? It’s out there, you just have to find it. Act as a broker and act like you know what you’re doing. Here are 3 things to ask before going into any deal: 1.Ask a woman to tell you how she felt around the property. Just like when you go into a room, you know how it feels. How does the property feel to you? This is subjective, but ask yourself this. 2.Go over the numbers, the T12. This is objective. Do the numbers add up and make sense? 3.Go look at worst case scenario. Go look at the worst year ever. Will it still break even if another 2008 happens?
