Depending on the investor’s goals and their willingness to take risks, an asset manager compiles a portfolio. Security papers, that promise a high return are usually rather risky. A skilled asset manager thus should create a portfolio which balances out an appropriate level of risk with suitable returns. This task can be compared to the work a chef does when assembling a multiple course menu for his guests. The chef will purchase the necessary ingredients at a food market – the asset manager procures security papers from the capital market. He needs to consider and incorporate his client’s willingness to take risks – the chef on the other hand needs to cater to his guest’s tastes. Too little salt is just as detrimental as too much of it. While the chef is able to check his dishes by tasting them, the asset manager has to go to greater lengths to verify his portfolio. Possible returns as well as risks refer to the future. Here, complex political, economical or psychological factors have to be taken into account. Assessing these is what makes asset management interesting and challenging in the present, it’s results and quality may only be experienced in the future, though.

This video is part of our series dedicated to the different sub-industries in the world of Business & Finance.Our goal is to understand how it functions, what type of services it offers its clients, which are the major players in the field and what it is like to do this for a living. An individual or an institution is likely to approach an asset management firm when their investment income is substantial. In such cases, asset managers are able to offer expertise across a wide spectrum of asset classes (such as stocks, bonds, commodities, real estate, private equity, etc). Moreover, large firms have branches all over the world and are therefore able to offer geographical expertise as well. Given that asset managers closely follow all of these markets, they are able to offer high-quality advice and superior risk-return investments. The large players in the asset management industry are indeed very large. There are several companies whose assets under management exceed $1 trillion. Some of them are pure investment funds (BlackRock, Vanguard, StateStreet, Fidelity), while others are arms of the large banking conglomerates (Goldman Sachs, Deutsche Bank, UBS, BNP). The largest firm in the world in terms of assets under management in 2015 was BlackRock. How Do REITs Work?

REITs, or real estate investment trusts, were created by Congress in 1960 to give all individuals the opportunity to benefit from investing in income-producing real estate. REITs allow anyone to own or finance properties the same way they invest in other industries, through the purchase of stock. In the same way shareholders benefit by owning stocks in other corporations, the stockholders of a REIT earn a share of the income produced through real estate investment, without actually having to go out and buy or finance property. This video provides some insight into what REITs are and how they work. The REIT industry has a diverse profile, which offers many benefits. REITs often are classified in one of two categories: Equity REITs or Mortgage REITs. Equity REITs own a wide range of property types including offices, shopping centers, hotels, apartments and much more. Equity REITs derive most of their revenue from rent on those properties. Mortgage REITs may finance both residential and commercial properties. Mortgage REITs get most of their revenue from interest earned on their investments in mortgages or mortgage backed securities. In addition, REITs may be publicly registered with the SEC and have their shares listed and traded on major stock exchanges, or they may be publicly registered with the SEC but not have their shares listed or traded on major stock exchanges, or they may be private companies (not registered with the SEC and not having their shares listed or traded on a stock exchange. Regardless of the type, REITs operate under a specific set of rules established by Congress. A REIT is an entity that: • is modeled after mutual funds • is treated by the Internal Revenue Code as a corporation • must be widely held by shareholders • must primarily own or finance real estate, and • must own its real estate with a longterm investment horizon. The IRS implements the REIT rules and oversees what qualifies as a REIT. The Internal Revenue Code requires a REIT to adhere to the following essential rules: at least 75 percent of the corporation's income must be earned from real estate as rent, real estate interest or from the sales of real estate assets; at least 75 percent of the corporation's assets must be real estate assets; and, at least 95 percent of income must be passive. REITs are required to distribute at least 90 percent of taxable income annually to shareholders as taxable dividends. In other words, a REIT cannot retain its earnings. Like a mutual fund, a REIT receives a dividends-paid deduction so no tax is paid at the entity level if 100 percent of income is distributed. REIT shareholders pay taxes on dividends at ordinary rates versus the lower qualified rate. Over time, REITs and the rules and regulations that govern them have evolved to meet the changing needs of the real estate industry and the broader economy. But throughout that process, REITs have remained true to the mission laid out by Congress in 1960: to make the benefits of income-producing real estate accessible to anyone and everyone. In general, the asset classes that we have to choose from are stocks, bonds, real estate investment trusts, and alternatives. Those categories can be broken down further, but I will leave it there for now. Except in hindsight, there is no optimal asset allocation. The best that we can do is take guidance from the academic literature. Property management: They are on the operational side dealing with Leasing, marketing, care of the property, accounting, day to day running of the property. Asset management: They are on the financial side overseeing the property management and instituting changes that maximize the portfolio return. They track the trends, deep dive financial analysis of the company and works with the management company to adjust accordingly. This allows the partners to spend time sourcing deals, broker relationships, underwriting and raising equity. Key components of property management. People, product, price, promotion, pride. When vetting property management companies, consider their experience, length of time and type of properties managed. Look at the Facebook page of the properties they manage. They must use revenue management software, which accumulates data from the subject property and surrounding properties to determine exposure and lease expiration. Properties must use the latest technology in order to maximize income and reduce expenses. Property management companies must be immediately responsive to both positive and negative reviews and use lead tracking software. People rarely check their emails but will look at a text. Using these features to remind them of an appointment to tour the property or follow up on the status of an application. Greater than 100 units is easier because you can afford an onsite management company. On-site staff rule of thumb: 1 person per 100 units. Over time, this number changes and it depends on the property class. If the traffic count is higher in that property, it may require more staff. Staff must be able to interact with the personalities of the tenants occupying that apartment class (A, B, C Class). What questions should a passive investor ask a deal sponsor? Look at the team experience, individually and as a collective. How well they can raise capital? What is their close rate? Have they back out of a sale? How well did their pro-forma line up with the actual outcome? In what markets are they? Are the markets business friendly and tax friendly? The asset manager needs to have a weekly with the partners where they review the portfolio and performance of each asset (property). They must be someone who knows the market and has done a deep dive on the deal. Concession vary between class A, B and C deals. Class A properties are competition driven and offer more concessions whereas B and C class are demographic driven. Indicators for growth if you want to invest in multifamily in an unfamiliar market. Retail space expansion is a good sign. Analyze numbers from Spotcrime.com and Rateschools.org. Get granular as crime statistics may be misleading.
