These signs are also called Bandit Signs. These areas are more likely to find distressed sellers who donʼt have the luxury of waiting around for an offer, canʼt come up with cash to perform any repairs, or might only be weeks away from losing the property to the bank - and they NEED to sell ASAP and take a loss from what they could otherwise get in any other scenario. The purpose of the signs is to attract sellers who are desperate to sell, and don’t mind taking a discount to sell quickly. But whoʼs on the other side of the deal, whoʼs the one actually buying these properties? These are the three types of people: First, the wholesaler. They will evaluate the property and negotiate a price to buy the home, usually with an assignment clause, allowing them to transfer the deal - and the price - to someone else, for a higher price than they’re in contract for. This gives them the OPTION to buy that home at the pre agreed upon price, and then they can ASSIGN that deal to someone else for a profit. The second type of person buying these properties are simply individual investors. These are people, like me, whoʼd like to cut out the middle man and cut out the competition. They place these signs to buy properties directly from the home owner, saving them time, commission, and hassle of selling and listing the property. The homeowner will sell the property less because they have the convenience of not dealing with a formally-listed sale, they donʼt have to pay 5%-6% fees to a Realtor, and the investor can save on all of those costs by making the sale as timely and efficient as possible. And the third type of person posting those “We buy houses” signs are larger companies who typically give a quick close, cash offer - these are the most efficient of the ads. They can typically give a hard offer within 24-48 hours and close within a week or two. In exchange for this, theyʼll typically want a discount of 10-40% from market price. Once they buy the property, theyʼll do a quick renovation and put it back on the market for a profit. Rinse and repeat. These companies are often well-oiled machines when it comes to finding properties and making offers, and their “WE BUY HOMES CASH” signs are a very high ROI investment to getting motivated seller leads. And that is exactly why you see “WE BUY HOMES CASH” signs posted around neighborhoods. Today I've got a quick video on finding abandoned houses and the people who own them. Not all Abandoned Properties are run down, or in need of repair. Some abandoned properties turn out to be in quite good condition, but for whatever reason the owner still needs to unload it in a hurry. This provides an opportunity to purchase property at a considerable discount. Needless to say, the nicer an area is, the fewer abandoned properties you'll find. But you don't have to go into the worst parts of town. You can find plenty of abandoned properties just about anywhere. As long as you know where to look. Finding Abandoned Properties - What To Look For - Pre-foreclosure listings - 3rd party services - Free classified ads - buzz words - "must sell", priced below market, etc... Window Shopping Compared to Other Properties in the Neighborhood - Untended, overgrown gardens and lawns - No curtains in the windows - Overflow of mail - Backyard - fence condition, grass, shrubbery, etc.. - Looks like no one lives in the house - No furniture, messy, dishes, etc... - Talking to neighbors - May or may not have lock box - No "For Sale" Signs of any sort Finding The Owner - Check mail if its overflowing - It is illegal to take mail out of the mailbox - Look for a name. - Google Search Names - White Pages - May be harder with common names - County Tax Records (best option) - Property Search - find original owner * If owned by entity, see all the holdings of the entity and find a contact number * Any transfer of ownership will be documented here - Public Records - NOD Filings - Notice of Default - Contact a realtor - Check if property has ever been listed - Transfer of Deed History - Government assistance programs - Was this a house in the program? - Talking to previous tenants - good or bad, you will find out what you need - Neighbors - gives you an idea of how long its been vacant and who lived their previously Contacting Abandon Property Owners - Send letters * Send to address you find in public records * Does the mail get forwarded? What's the new address? * Use tested mail that grabs seller's attention - research examples online * Identify that you are an investor, list the benefits that you bring * Include a phone number and email address - Phone calls - get faster results * More personable * Harder for people to pass you off * Easier to find out what you need to know * Focus on benefits and how you can help Follow-up: Always remember to follow-up a few days after your initial conversation with the seller. This will improve your chances of establishing a relationship with the original home owner. When purchasing abandoned property, be sure to follow the same procedures as buying any other piece of real estate. Look for the right opportunities, speak to the right people, and you will find real estate investing opportunities that fit your needs. Remember, not all abandoned properties are in bad or low-income areas, there could be some in your own backyard. Drive around, look for some of the signs we've listed and apply what you now know. The majority of work required when finding owners of abandoned homes is in the research. 3 Fatal Mistakes in Buying Land

http://www.3fatallandbuyingmistakes.com Hi, Mark the LandGeek here. Let's talk about those 3 fatal mistakes that I see the average real estate investor making every single day. First big mistake -- you've got to call the county recorder and confirm that that seller owns the property. So what do you do? First of all, you find out exactly what county that property is located in. Then you quickly go on at naco.org, and it's www.naco.org. That lists all the counties in the country. Do a quick search. You can do with the state, you can do the county -- whatever you want to do, but make sure you go there. Then all you need to do is if you don't want to talk on the phone, you can email the recorder and simply ask who owns this property at this legal description. They will email you back where they'll tell you it's Frontier Equity Properties LLC. When was it recorded? And that gives you a big clue as to how long did that seller own that property. Are they buying it for long-term? Are they flipping it? What's going on with that property? It kind of gives you a little bit more in the story anyways. So now you've got that information. Again, email our seller now and say, "Hey, can you fax me or email me a copy of your recorded deed for that property?" When they do it, we get to go, to take some time, a little sketchy. If they don't do it at all, don't buy the property. What I have seen is people go online and they can just easily copy now whatever ad is online and say, "Hey, that's my property". They can use a fake PayPal account or a fake Escrow account and take people's money. The typical term for this is a 'phishing' scam. That is the number one fatal mistake that I see people make. You've got to confirm that that seller owns that property; otherwise, who knows what you are getting into. Now there are situations where I have actually sold property on an auction and that's a whole other ballgame because I am just controlling that. If that's the case, then you need to have a copy of the auction agreement to see that they are controlling that property. Otherwise, look out - not a good thing at all! All right, second most fatal mistake I see the average real estate investor making online is they get really excited about the property. They are going to build their dream home there or they are going to put their RV on the property. They are just going to camp out and hang out six months out of the year, or they are going to raise sheep, they are going to do something cool on that property. But they don't confirm with the County Planning and Zoning Commission if what their use for that property is allowed. And so they will invest thousands of dollars, ultimately to be disappointed, and 99.9% of the sellers out there, they don't guarantee that property. You are stuck with it and now whatever dream you had to do on that property is wasted, and then you've got to go on and try to resell that property and so whole hassle and just a big bar of disappointment. So, what do you do? Like we did with the first mistake, we've got to contact the County Planning & Zoning Commission. We are going to go back to our website www.naco.org. We are going to find our county and we are going to call or email planning and zoning. We are going to give them the legal description of that property along with the assessor's parcel number and we are just going to ask the questions -- what restrictions are on this property? What can I do on this property? Can I build a house? Can I raise sheep? Can I camp? Can I put my RV? All these things are very important when trying to determine that your use for that property is allowed. So it's very, very important that you do that. The third most common fatal mistake I see buyers making every day and being really, really disappointing with their purchase, is not calling the County Treasurer to confirm that the taxes are paid current. This one is really something that I have seen time and time again, bite people on the tush. So it's really important that again, we are going to go back to our site www.naco.org -- N-A-C-O, we are going to find our County Treasurer, then we are going to shoot them an email -- again, with the legal description and assessor's parcel number and that information you should be able to get from your seller very easily and it should be on the ad. If it's not, you need to email your seller and get that information. And then you are simply going to confirm the taxes are paid current. If they are not paid current, you need to email your seller and ask them, "Who is responsible for these back taxes? I assume you are." If they say, "Oh, you are responsible for those back taxes", then you've got a decision to make. Well, how much are they if their owner is going to pass on that deal? If they are reasonable and you are getting at a good price, well, maybe pay the back taxes -- big deal. http://www.3FatalLandBuyingMistakes.com

As an investor, you need to do prudent research and be 100% sure that the person you're buying from has a clear title to the property. You need to ensure that you're getting a deed and paying the actual property owner (not somebody else who thinks they own the property, or is lying to you and claiming that they own it). When I bought my first house, this whole concept really confused me and if you're new to real estate, it may seem confusing to you too... Why A Clear Title Matters In a lot of ways, it's a similar process to buying an car. Suppose you see a car parked in someone's driveway with a "FOR SALE" sign in the window. The car looks nice, so you walk up to the house, knock on the door and say "I saw this car parked in your driveway, is it yours?" The person replies, "No, but I'll sell it to you for $10,000!" There's obviously something wrong with this picture. A person can't sell something they don't legally own -- and while it sounds like a ridiculous conversation, you'd be surprised at how often I've come across situations just like this in the real estate business. How does this kind of issue come up in the first place? There are a lot of ways but most often, I come across people who have inherited property from their parents or relatives and somewhere along the way, the proper paperwork was never filed to give them the legal right to sell the property. Other times, people buy properties without doing their own due diligence and then THEY get stuck with a property without a clear title. One way or another, people can end up with their name on the tax bill (and in some cases, on the actual deed), but somewhere in the "chain of title" (as recorded in the county's historical documentation of the property) the property wasn't transferred correctly from seller to the buyer. Another key reason you'll want to do a title search is to make sure there aren't any liens or mortgages on the property. Especially when you're offering people a very small amount of cash for their property (like I tend to do), there will be times when they conveniently neglect to mention that they have a $100,000 mortgage or $20,000 construction lien that is still tied to that property. If you fail to catch this in your title search before closing on the deal, these issues will fall into your lap along with the property. If you make enough offers and buy enough properties, you will eventually run into this issue. When you do, it's usually a problem that doesn't have a quick or easy solution. Knowing When It's Worth The Price Admittedly, doing your own title search will open you up to some risk. There is always the possibility that you'll miss some crucial piece of information along the way. However, I have done a few dozen title searches on my own over the years and I have never been burned by it. As a personal rule -- the only time I do my own title searches is when the expected market value of the property is less than $10K (i.e. -- we're talking exclusively "rinky dink" properties here). As soon as I start dealing with substantial deals in the tens of thousands, I never leave it to chance. In the last 15 years, one in three Detroit properties have been foreclosed on. When most people think of foreclosure, they think of people who can’t afford to pay off their mortgages. But in Detroit, it’s often the result of people struggling to pay their property taxes. One big reason is that, in the years after the Great Recession, the city went bankrupt and failed to lower property assessments far enough to account for the impact of the housing crisis. While the value of residents’ homes fell, their taxes remained inordinately high, and tens of thousands of people fell so far behind on their inflated tax bills that the county seized their homes and sold them off at annual auctions. In recent years, the city and county have lowered assessments and offered reduced interest rates to some homeowners. But they have no plans to stop punishing those who were overcharged in the past. VICE News followed this year’s tax foreclosure auction and investigated how the county financially benefits from the process. As Detroit touts its comeback and celebrates its success in climbing out of the largest municipal bankruptcy in American history, many of the city’s residents remain on the brink of displacement. I'll show you how to find those deals... "I just can't seem to find any good deals. Can you show me how to find the best deals on a regular basis rather than one every few months?" Joe: If all you're looking for are properties that are 50% under value, those properties do exist and are out there, but most of the time what I find is that the ones that are really substantially under market value are in warzones. They're in areas that you really don't want to go and wouldn't live in. They're also properties that are in terrible condition; they're going to take a lot of rehab. Joe: You can make money on those deals -- you can make a lot of money on those deals. But rather than working in those areas, why not work with deals with deals in better areas that maybe don't have quite as big of a discount but still make you money and make it possible for you to do multiple deals? You'd be doing lots of deals -- instead of doing one deal every four to six months, you'd be doing five deals a month, or ten deals a month -- and then just keep flipping those properties and have that money coming in all the time. Joe: The way you do that is by using the marketing I'm teaching to bring in buyers and sellers. Building lists of buyers and sellers and investors is a vital part of what I teach. You have to automate the process to make it easy and make it into something you can manage. You have to build databases and use autoresponders, and you can do all of that with the tools that are in this program. Joe: There are a lot of people that are looking at pre-foreclosure listings. There's money to be made in pre-foreclosures and a lot of the deals that we end up doing ARE pre-foreclosures, but we don't go to the lists and ask them to sell their house. What we do is we advertise in places we know and have them come to us. Joe: When they come to us, it's a lot more fun, a lot easier and lot less stressful. You don't have to worry about them hanging up the phone on you. In fact, they're calling you up and asking for your help. So you can make them an offer and do good things for them and put good things into the world. Joe: There are a lot more deals than you can possibly realize. The competition is much lower than you can imagine. If you go into the newspaper and look for the 'I buy homes' ads that are in there, there's probably half a dozen. I know the last time I checked Atlanta, they had 30 of them in there, i.e. 'we buy homes, we'll pay for cash,' etc. Joe: If you go through those lists and call 10 of them and tell those people, 'I've got a hot property for sale. I'm desperate. I really need to sell this thing quick. Would you please give me a call and make me an offer on my property?' 1 in 10 of those guys is going to call you back. I know you don't believe me, but try it. Try it and see if it doesn't happen. Joe: These people are not calling back. They're spending a lot of money on these ads. You run an ad in the paper for a week and it costs you $400. In Atlanta, if its 7 or 8 lines, you can run ads where you're spending $400 or $500 a month on a regular basis. You'll see the same ads all the time but they don't respond to the calls when you call them. Why is that? I mean they're just throwing money away. Joe: What that tells me is they don't really know what they're doing. They're wasting money, they're trying new ideas, and maybe they've read a book here or they've read about a technique there, they saw all the people doing it and they said, 'Let's try it and let's see if I can get any good deals.' And what they're seeing when people are calling them is that they're not getting any good deals. They're not getting the 50% under market value properties that they thought they were going to get when they ran this ad that some teacher or some book told them that they were going to get when they ran this ad. If you can't find out what the property value is, it's going to be hard to make an offer on the property because you need to know how much you can sell it for. There are several ways in which we determine property value. One of those ways is through the MLS. The MLS is a property listing service that all real estate agents and appraisers use. It provides information to them so they can determine home values fairly accurately. They are able to see active listings as well as properties that have sold. Real Estate agents can run a CMA or comparative market analysis for you in order to determine the property value. Or you may be able to get access to it if you are an assistant to the agent, married to one, or maybe it's a close friend or relative. Title companies also provide "property profiles" where you can pull comps and tax roll data because they too have access to this information. There are some online free web sites like zillow that will provide you with information on what the home is worth. Although, this is a great tool to give you an idea what the value might be, it's not always accurate. So with these free online property value tools, it's ok to get an idea, but it's always good to get a second opinion most likely through an agent. We created a home value estimator that is similar to zillow but it also provides recent cash buyer purchases and private lender deals in the surrounding area. It's very cool. Another way to determine property value is through the tax assessor. Some counties in the U.S. provide online access to the tax assessor information which can give you details of the assessed value. This is the tax assessed value to prices can swing either way. Then we have subscription services. The 2 big ones are Fidelity Site-x and RealQuest. Both of them offer services where they will gather information from the assessor and process it for you. Bottom line is that you need to understand how to determine property value. Lastly, once you have determined value and especially if you've done the research yourself, you always want to run it by an agent. Generally, flipping houses as the professionals do it, follows this formula: Your ARV (after repair value) is 100 cents on the dollar. You need to buy at 40 to 60 cents on the dollar Fix to 70 cents on the dollar Sell at 100 cents on the dollar Cost to sell is 10 cents on the dollar Net profit 20 cents on the dollar After financing you may net anywhere from 10-15 cents on the dollar if everything is done right. So lets say you have a house that you can flip for $200,000 that’s 100% of ARV You buy for $100,000 Fix for $40,000 (kitchen, bath, flooring, paint) Sell at $200,000 Cost to sell is $20,000 (realtors, discounts, staging, utilities, taxes, closing costs, lawyers etc.) Profit $40,000 Then pay your financing $10,000 to $20,000 depending on your cost of borrowing (typically 8%-18% with hard money lenders) Your net profit should be $20,000 to $30,000 on that house. In % of ARV you can expect to make 8% to 15% net on a house if you are using financing of 8-12% per year and the property is bought and sold in a six month timeframe. If you use your own cash, all cash, or cheap bank financing at 3% you can certainly make more, but then you have to ask yourself, are you limiting the scale of your business by only using your cash? To apply this formula to your city, look up the median home price ( my city of Winnipeg is $320,000) and then take a 10% net from the price, so in Winnipeg, you can expect $32,000 per median home. Learn how to find the inverse of a linear function. A linear function is a function whose highest exponent in the variable(s) is 1. The inverse of a function is a function which reverses the "effect" of the original function. One important property of the inverse of a function is that when the inverse of a function is made the argument (input) of a function, the result is x. Given a function, say f(x), to find the inverse of the function, we first change f(x) to y. Next, we change all x to y and y to x. and then we solve for y.
