For one, the value of real estate has historically appreciated, which gives many investors a sense of security that their investments will produce positive cash flow over time. For another, real estate business owners are rewarded with significant tax deductions! But arguably the greatest benefit of being a real estate entrepreneur is the control that comes with job -- You call the shots, you manage your time, you are the CEO of your company! Step 1: Identify your personal goals. Ask yourself questions like, “do I want to invest part time or full time?”, “am I financially ready to start investing?”, “do I have a support system?”, and “what is my motivation?”. Your answers will help determine your initial strategy and business plan. Step 2: Research. This includes making a decision about your specific exit strategy (whether that be wholesaling, fix and flips, or rental properties), an in-depth analysis of your local market, and a review of your biggest competitors. After studying those external factors, begin to examine the internal factors. This means pinpointing your strengths and weaknesses as well as deciding how to differentiate yourself from the competition. Step 3: Craft your business strategy. After you’ve conducted sufficient research, you should be able to formulate several ideas on what exactly will help your business succeed. If you lack liquid capital, you may consider real estate wholesaling. If you’re aim is to build wealth over time, buy and hold properties are a smart strategy. Whichever niche you choose should be highlighted in your business plan as well as which resources and tools you plan to leverage. Step 4: Choose a business name and set up an LLC. When picking a name for your new venture, be sure that it is memorable, creative, catchy, and accurately describes your business. You can draw from inspiration, but be sure to do your research in advance. Only after you’ve named your business should you start an LLC. An LLC will protect you and your business from future liabilities as well as reward you with additional tax benefits. Step 5: Build a website. A web presence is a must for any business owner, especially those in the real estate world. Why? Because many potential leads will come from online! Don’t feel overwhelmed! There are plenty of free or low-cost website builders online designed for beginners. Another option is to hire a professional web developer. Step 6: Establish a marketing strategy. There’s social media marketing, email marketing, direct mail, bandit signs, and a myriad of other tactics. Each strategy has its own set of pros and cons, so choose wisely. Start by identifying what it is that makes you and your business uniquely valuable. Answering this will help drive your marketing campaigns. Step 7: Launch your first campaign. Whether this means sending your first email, buying your first Facebook ad, or creating your first flyer, be sure you are consistent in representing your brand across all marketing channels. Step 8: Follow up with each and every lead. The worst thing a real estate business owner can do is launch several marketing campaigns at once only to ignore the increased stream of incoming leads. Just because a lead may not result in a lucrative opportunity right away doesn’t mean the lead won’t turn into something valuable in the future. When it comes to lead generation, make it your goal to build a genuine relationship with every potential client. Lastly, build a support system. Investors, treat this tip as an ongoing exercise more so than a final step. This is because the importance of a solid network and support team is unparalleled if you want to succeed. In fact, many leads and deals in real estate will likely come from your personal network. So be sure to invest time cultivating relationships with anyone from colleagues to clients to mentors, and watch your business grow.

The reality is that creating the type of rental property to the point where it’s passive income takes a LOT of work. But the work is, at times, still ongoing. Eventually you’ll have a vacancy. Eventually you’ll need to fix things up again. Nothing will last forever. Sure, you can get a property manager who’ll handle much of this for you - but you will need to do SOME work yourself, even if it’s as small as choosing between finishes or approving bids on work. It won’t be an insane amount of work, but it will be something. So yes, real estate CAN be fairly passive…but it’s not passive if you don’t put in the work UPFRONT. Second Expectation: In order to invest in real estate, you need to do the repairs yourself or be a good handyman. The reality is that I can’t do anything besides change a lightbulb. While I do know some landlords who do the work themselves to save the money, this is absolutely not a requirement - and depending on how much your time is worth, it’s often cheaper just to pay someone else to do it the right way. It’s also worth noting that since all these repairs are a write off, you can write off the costs against your income…but, if you do the work YOURSELF, you cannot deduct the cost of YOUR OWN LABOR. Third Expectation: It takes a lot of money to start. The reality is that it often takes 10%-25% down to begin investing in real estate. This COULD be a lot depending on your definition of “ a lot,” and also on your area. Buying a property in Los Angeles would be significantly more expensive than in Kentucky, for instance. Where one person might be able to buy a property for $20,000 down, someone else might need $200,000. Fourth Expectation is that it’s often like the TV shows. The Reality is that it’s NOTHING like what they portray on TV. Oftentimes those TV shows will be loosely scripted around creating drama and creating a show that’s actually interesting enough to watch all the way through. Every episode needs a goal, a problem that arises, a solution to that problem, and then a resolution at the end. The real life problems that come up just aren’t that exciting or interesting. It’s often boring and mundane. The fifth expectation is that you’ll make a lot of money investing in real estate. The reality is that oftentimes one property won’t make you rich. Most mom and pop landlords won’t make a lot early on, but as they scale up, they can earn a significant amount of money from a lot of smaller sources. This is how many landlords start making money, enough to quit their jobs and invest in real estate full time. It’s growing your portfolio over one or two DECADES and accumulating those properties that might make you only $900 a month….but buy one of those every 18 months, and in 15 years you’re making $9000 per MONTH. That’s how most landlords make their money, and make a LOT of it. But the beginning will be slow and frustrating until you begin adding more and more to your portfolio. Make money when you buy. This is absolutely crucial when you invest in real estate - you either need to buy into cash flow, buy into equity, or buy into a combination of the two. Do not do what everyone else does and buy something at market rate for market rent without allowing yourself some room to improve those numbers, and your investment 2. Never fall in love with an investment This is one I see too many people fall victim to. They go out to look for an investment, then see a home they “fall in love” with, despite it being a terrible money-sucking investment. But hey…maybe it’s just really charming, or reminded them of their childhood house, or whatever…point being, if it’s an investment, it’s a BUSINESS. Not a romantic-comedy. You cannot get emotionally attached to a property you’re investing in. 3. Big picture, laster focus While the bigger picture is fine to pay attention to, local markets are much more important. Don’t get too caught up in headlines and following trends because real estate is such a micro-economy. Each property and city is its own individual investment opportunity. While they can trail overall economics, every single property is like its own stock - some are undervalued, some are overvalued, some are going up in value, some are going down…the specifics are what make this type of investment really, really unique. Your market will have its own opportunities outside of everything else that’s going on. 4. Think long term - get a fixed rate loan This is one that I’m a firm believer in. Some people might disagree with this, they might want to take a riskier approach, but my philosophy is simple: buy once and hold. Even though you might be able to get a cheaper loan by going for a 5-10 year Adjustable Rate Mortgage, which means that your interest rate will only be locked in for so many years before it’s adjusted to market rate, it’s much safer to lock in a one-time rate NOW and then hold it. You know your holding cost will at least remain consistent throughout the life of the loan, until you either refinance, pay it off entirely, or sell. 5. Finally, make sure it cash flows. You should focus primarily on your cash flow - how much money are you investing into the deal and how much will that make you every single month. Do NOT barely operate on a thin margin of cash flow unless you’re making a significant amount of equity and have the cash reserves to pay out of pocket if and when something goes wrong. The biggest problem I see happening is when people cash flow a few hundred dollars on their investment, barely scraping by, and then something comes up and wipes out a years worth of profit…even if they made a ton of money by paying down the loan, they need some type of cash flow for it to really make sense. Focus on cash flow, while still taking everything else into consideration. Cash flow first…everything else second, then evaluate the deal from there. 6. Bonus tip…don’t be your tenants best friend. I’m a really, really nice landlord…sometimes too nice. When I first started, I really wanted to be buddy-buddy with my tenants and be the “cool” landlord. No. Bad idea. This is often when you get taken advantage of, even if its not even intended…this is when they start calling for personal favors, extended time on rent, or fixing things that aren’t your responsibility to fix. This often puts you in a difficult position between being a friend and being a business person. And once you’ve opened the friendship floodgates, it’s difficult to shift into the mindset that you’re running a business and that this is your investment. My biggest piece of advice is to treat it strictly as a business - be friendly to your tenants, but do not be friends. Stick to the contract and enforce it. It’ll end up saving you in the long run. It’s been the funnest “job” I’ve ever had and I couldn’t imagine doing anything other than working as a Realtor and investing in my own properties on the side. It also doesn’t take a ton of money to get started - as long as you have some savings to cover yourself until you start earning consistent money, which could be 6-12 months from when you start, the fees are manageable. The cost of actually becoming licensed could be as little as a few hundred dollars. It’s also a great career to start when you’re young - since you have very little overhead, it’s a great time to begin learning and honing your skills. By the time your older, you’ll already have established yourself in the industry. First step is getting your real estate license. The requirements vary from state-to-state, so google “How to get your real estate license in (your state here).” You’ll usually need to enroll in a real estate course which is generally about 135-hours of education. You can take it online (what I recommend) or in person. If you’re in California, I took my real estate license course from PremierSchools: https://goo.gl/IDVxCf (use code grstp for 5% off). www.AlliedSchools.com is also another great option, as is Kaplan for most other states in the US. Once you pass these courses, you’ll sign up to take your state test. This is what you’ll need to study for - generally there are plenty of exam cram products you can buy, many of which are helpful. Passing your tests and getting your license is easy. Really, really easy - the barrier to entry is very, very low. Actually making money is another story. Once you get your license, my BIGGEST recommendation is to work as an assistant to another Realtor. This will give you all the experience you need with very little risk, since you’re getting paid for your time. When you feel comfortable enough, you can go off on your own and begin working your own clients. Even if you have to intern for free to see if you like it, it’s worth it for the experience. If you decide to go off on your own, you’ll need to join a real estate brokerage as a new agent who will oversee your salesperson activity. My recommendation is to first find a brokerage that works in the area that you want to work in. If you want to work in the high end luxury market, find brokerages that work in the area you want to be in. Make sure that brokerage also offers training and support - this is crucial as a new agent who’s still learning. A good book I recommend is “the millionaire real estate agent” by Gary Keller. Real Estate in Pakistan is an important and growing sector of the economy of Pakistan. Pakistan spends $5.2 billion on construction in a year. According to the Pakistan Bureau of Statistics, construction output accounts for 2% of GDP, with housing representing less than half that total. With the rate of urbanization that Pakistan has been experiencing, there is a growing need for urban planning. According to FPCCI (The Federation of Pakistan Chambers of Commerce and Industry), real estate agents are playing an important role in the economic development of the country. “Construction sector has grown by 9% which indicates its strength but this robust sector needs help of the real-estate sector,” it said in a statement. Demand for residential properties in Pakistan grew in 2010, leading to increased interest among real estate developers and investors. Since prices have exceeded 10 million PKR, new housing developments are often aimed at the upper middle class. To assist the real-estate sector, the Government of Pakistan announced a reduction in interest rates on mortgage loans in 2012. The first thing one would do after starting a business is to select a professional name for the business and then for marketing purposes create a website or portfolio which includes goals, mission and what services will be offered to customers. The aim is to differentiate the business from existing competitors so that prospective customers are more likely to choose you. One can be successful in the Pakistani property market by keeping good interest in property trends. Try to keep yourself up to date with the latest properties and their market value in different cities of Pakistan. Knowing the price is the most important thing to be able to negotiate better. Be aware of where, when and how to invest, if you are unsure about anything you can also go to a property agent for guidance. Good communication is also a key point to make property investment efficiently. You should be able to communicate in an effective way with sellers, potential buyers or tenants. Your customer will also trust you if you convey matters in a better way. There are many opportunities still to be explored, just start your business and work hard to achieve your goal. Officially Moved in to My New Real Estate Brokerage!

I decided to start my own real estate brokerage earlier this year. Things went a little faster than I had planned, and we had to work really hard, but we are now moved into the permanent office space! In ten 10 days I was able to form my new company with the Real Estate Commission. Luckily I had already taken the classes I needed. Part of starting the new brokerage was being able to have office space in a building I had just bought with a partner. I have spent the last seven years of my life helping property management companies become more successful by improving sales, marketing and operational efficiencies. In this show, we’ll deconstruct success down to its key components and invite subject matter experts to help you improve every facet of your business. The topic today is starting a property management company, and how much to charge for your services and how to build a team. To help me talk about this is Kathleen Richards, the CEO and President of Portola Property Management and the founder of ThePropertyManagerCoach.com. She has journeyed from property manager to property management coach. Q: Kathleen, thanks for being with us. Why don’t you introduce yourself and tell our listeners what you do. Q: So when someone is starting a property management business, how do they determine their fee structure and how do they create it for future growth? Most new managers want to make sure they can help their company grow, and be competitive without giving away too much. Do people change their fees very often? Q: They have to win the business somehow. A new property management company needs a price point that is low enough to attract a buyer. So maybe they can also have auxiliary services where they make money. Some successful property management companies have contracting business as well. They do remodeling and they lead with that service, providing rehab services for investors. So that’s an incredible opportunity for new companies to charge a flat fee and then have additional revenues. It comes down to strategy, doesn’t it? Q: So the people who are just starting out with no experience can’t say they’ve been doing this for 20 years. So how do they set up a price matrix? Q: So you charge a general management fee, you have a pet program, a preventative maintenance walk through; what else do you charge for? Q: So this is a different product? You have a management product and lease up product. Q: So you have a competitive management fee. Then, depending on the level of involvement or service, clients can buy other services from you. Or, they can just pay the management fee and opt for nothing else. Q: So location is important and so is the makeup of your clientele. That’s the beauty of property management. You have a territory or region that you know. When you understand the socioeconomic makeup, whether there are students, high tech professionals or retirees or factory workers in the area, you can get ahead of the curve, review competitor pricing and be innovative with your pricing strategy. Q: That’s a good framework for people who need a pricing matrix. Let’s talk about building a team. Now, we have pricing and a website and still just one person running the shop. With momentum, business is looking good and gaining properties, how do you build a team? Where and when do you start? Q: So you hire an assistant, and they shadow you. Did that person become a property manager? Q: There are a few struggling Realtors willing to augment their careers. Q: It also means you have a happy tenant who may be willing to give you a 5-star review. Q: Maybe our next conversation will be to invite someone who is pro-portfolio models. There are property managers who think that’s the only way to scale the business. You are departmental and I can see both systems working, but each structure fits certain people better. Would you agree it depends on personality, the amount of time you’ve invested in the business and how fast they want to grow? Q: We really appreciate your time, Kathleen.
